AI systems that carry a property manager’s requests from open to closed
Maintenance requests, lease and application checks and owner approvals, handled inside the property management software, email and phones you already run.

The phone and the inbox never stop. A tenant reports a leak at nine at night, an applicant sends a half-complete form, an owner wants to know why a repair cost what it did. Each request is read, retyped into the management system, assigned, chased and closed by hand, and the record of who did what lives in someone’s memory.

Maintenance requests carried to closed
Each request read, logged, assigned to the right vendor and followed until closed, with a record the owner can see.

Applications and lease documents checked against your rules for missing items, mismatched details and required clauses before a person signs off.

How it fits what you already run
We work with the property management software, accounting tools, email and phone system you already run. Vendor assignment and owner approvals follow the rules you set, and nothing is added that tenants or owners must download.
Works with tools such as
- QuickBooks
- Xero
- Gmail
- Outlook
- Twilio
What stays with your people
- The decision to approve an applicant, end a tenancy or enter a unit.
- Every repair that is urgent, every dispute and every complaint.
- Anything sent to a tenant, an owner or a vendor until thresholds are proven.
Your obligations, handled in the open
How we work, not legal advice- 01
Tenant and applicant information
Applications carry identification, income and references. Residential tenancy and privacy law set limits on what you may collect, how long you keep it and who may see it. We process it only where you approve, keep it only as long as agreed, and never use it to train models for anyone else.
- 02
Owners and trust money
You hold funds and records on behalf of owners. The system never moves money; it prepares and routes, and a person approves. Every automated action is logged with the input it used.
- 03
Fair treatment
Screening rules are yours, applied the same way to every applicant, and documented so you can show how a decision was reached. This is how we work, not legal advice. Your organisation and your counsel decide how your obligations apply.
What we do not do
- Approve or decline an applicant, or end a tenancy.
- Move money, pay a vendor or release a deposit without a person’s sign-off.
- Make calls to anyone who has not agreed to receive them.
- Replace your property management software.
Questions we are asked
Our management software has a tenant portal. Why would we need this?
Keep the portal. We build the parts around it: reading what arrives by email and phone, carrying requests to closed, and routing approvals to owners.
What about emergencies at night?
Urgent words and patterns are routed to a person at once, by the escalation path you set. The system does not decide what is an emergency on its own; your rules do.
Where is tenant data processed?
Where you approve. You get a data map before anything is built, and Canadian hosting is available.
Can owners see what happened?
Every request carries a record: when it arrived, who was assigned, what was approved and when it closed. You decide what owners see.
